Where to stay on 30A
Updated October 19, 2026
Pick a 30A town by how you want to spend your days. Seaside, Rosemary Beach, Alys Beach, WaterColor and Gulf Place put you within walking distance of a town center; Dune Allen, Blue Mountain Beach, Grayton Beach and Seagrove are quieter and closer to dune lakes and state parks. Most visitors stay in vacation rental homes or condos, and in the private planned communities beach access comes with your rental.
Which 30A town is best for my trip?
Start with what you want to walk to: a town center, a quiet beach or a state park. Most of South Walton's 16 beach neighborhoods line Scenic Highway 30A, each with its own feel.
- Families: Seaside is compact and walkable, with Airstream Row and an amphitheater. Seacrest Beach centers on a bike-rental town square, and Santa Rosa Beach has Gulf Place, which Visit South Walton calls ideal for families.
- Couples: Rosemary Beach has been named one of "America's Most Romantic Small Towns," per Visit South Walton. Alys Beach pairs white-stucco architecture with a small, upscale town center.
- Quiet and nature: Dune Allen Beach has coastal dune lakes and trails. Blue Mountain Beach sits on some of the highest dunes on the Gulf Coast. Seagrove Beach is shaded by oaks and magnolias.
- Walkable town centers: Seaside, Rosemary Beach, Alys Beach, WaterColor, Gulf Place and the small, laid-back core of Grayton Beach.
- Big public beach nearby: Inlet Beach has the largest public beach access in Walton County, with free parking as of October 2026.
Should I stay on east or west 30A?
West 30A is more about nature and public beaches. East 30A has more planned towns and puts you closer to the Panama City airport.
- West (Dune Allen to Grayton Beach): Dune lakes, Grayton Beach State Park and Topsail Hill Preserve State Park (closed after Hurricane Isaias as of October 18, 2026) are here. So are several regional beach accesses with parking, plus both lots for the free Beach Park and Ride tram.
- Middle (WaterColor, Seaside, Seagrove): Closest to Seaside's town center.
- East (Seacrest to Inlet Beach): Alys Beach, Rosemary Beach and Inlet Beach are here, along with Deer Lake State Park and, just over the county line, Camp Helen State Park. Visit South Walton says Northwest Florida Beaches International Airport (ECP) is 19.5 miles from Rosemary Beach.
Building heights are limited along 30A, so the high-rise resorts are west, in Sandestin and Miramar Beach.
What kinds of lodging are on 30A?
Most visitors rent a house or condo. In Walton County's Summer 2025 visitor study, 48% of summer visitors stayed in a condo or rental house and 12% in a hotel or motel, and three in five booked through a vacation rental company.
- Vacation rental homes and cottages: These are the norm in the planned towns and older neighborhoods. In Rosemary Beach, Alys Beach, WaterColor, Seacrest's private community and Seaside's street pavilions, beach access is an amenity for owners and rental guests, so where you rent decides where you can reach the sand.
- Condos and townhomes: Look for these in Inlet Beach and Seacrest, and in the taller buildings west of 30A.
- Inns and boutique hotels: Hotels are a small share of 30A lodging, and a few inns and boutique hotels sit in the planned towns.
Tips for booking a 30A rental
- Book early for summer. Walton County says over 7 in 10 summer visitors plan at least 3 months ahead.
- Check the minimum stay. Each rental sets its own, and many are longer in peak season.
- Expect peak-season rates in summer. Visit South Walton calls summer the high season and says late fall, winter and early or late spring often bring lower rates and smaller crowds. In summer 2025 the average nightly rate was about $500, per Walton County.
- Ask about beach access and walkability. Is the beach a short walk away or across 30A, and is the Timpoochee Trail, the paved path along 30A, nearby?
- Confirm parking. Walton County requires short-term rentals to register every year and enforces parking and occupancy rules, so ask how many vehicles your rental allows.
- Read the cancellation terms. Hurricane season runs June 1 to November 30. See our best time to visit 30A guide.
