WaterColor visitor guide
Updated October 18, 2026
WaterColor is a 499-acre planned resort community on Scenic Highway 30A between Grayton Beach State Park and Seaside, on the shore of Western Lake. Its beach access, Beach Club and beach setups are amenities for WaterColor residents and guests staying in WaterColor, and day visitors can't use them. The nearest Walton County public beach accesses are in Grayton Beach to the west and Seagrove to the east.
What is WaterColor like?
WaterColor is a planned community of porch-front homes, a resort inn and a small town center set among natural land. Visit South Walton says it covers 499 acres.
It sits on 30A just east of the Western Lake bridges, between Grayton Beach State Park and Seaside. WaterColor Inn & Resort anchors the beachfront. Inland are the Town Center, Cerulean Park, Marina Park and a boathouse on Western Lake.
Can visitors use the beach at WaterColor?
Not through WaterColor's facilities unless you're a guest. WaterColor Inn & Resort says the WaterColor Beach Club (24 Goldenrod Circle) is a shared amenity for WaterColor residents and guests of WaterColor Inn & Resort, and it isn't open to the general public. The resort calls the dune crossovers at the Beach Club "private access" to the beach. Beach setups and bonfires are sold only to guests staying in WaterColor. Visit South Walton adds that WaterColor requires wristbands for pool and beach access.
A public county access used to sit next to WaterColor: the Van Ness Butler Regional Beach Access at 1931 E County Hwy 30A, between WaterColor and Seaside. Seaside's FAQ says the legal agreement that allowed public use ended and the property is now owned by WaterColor. Walton County moved that access's lifeguard tower to Dogwood/Thyme in 2024.

What the law says, briefly. Under Florida's Constitution, beaches below the mean high water line belong to the state in trust for the public. Dry sand above that line can be privately owned. Walton County passed a customary use ordinance in 2016 declaring public recreational use of the dry sand. A 2018 state law (HB 631) required counties to prove customary use parcel by parcel in court. The county sued over 1,194 parcels, and that case ended mostly in dismissals and settlements by 2024. In 2025, the Legislature repealed the 2018 law (CS/SB 1622, effective June 24, 2025). Local reporting notes that the repeal doesn't undo earlier judgments or settlements. In practice, use a marked public access and respect posted signs. More in our public vs. private beaches guide. Parking and getting around
WaterColor's parking rules are written for homeowners and rental guests, and violators can be immobilized and charged a fee. Parking on streets, pine straw or sidewalks is prohibited. Rental guests may use 2-hour spaces in Town Center and Passport Parking spaces at the Beach Club, Camp WaterColor and along WaterColor Boulevard South. Those Passport spaces need a paid session from March 1 to October 31.
The easiest way in for day visitors is the Timpoochee Trail, the paved path that follows 30A. It crosses Western Lake on two bridges, where it briefly shares the road, then passes WaterColor on the way to Seaside.
