What is Seaside like?

Seaside is a planned beach town built to be walked, and it's one of the best-known examples of New Urbanist design. Pastel cottages and footpaths lead to a town center right on 30A. The town marks its 45th anniversary in 2026.

Seaside sits on 30A between WaterColor to the west and Seagrove to the east. Movie fans know it as the town in The Truman Show. Its signature sights include the whitewashed Seaside Post Office, Airstream Row (vintage trailers turned food trucks) and the outdoor amphitheater.

How beach access works in Seaside

In Seaside, you reach the beach through pavilions managed by each street's homeowners association, not through Walton County accesses. According to Seaside's own FAQ:

A county regional access used to sit between Seaside and WaterColor: the Van Ness Butler Regional Beach Access at 1931 E County Hwy 30A. Seaside's FAQ says the legal agreement that allowed public use there ended and the property now belongs to WaterColor. In 2024, the county moved that access's lifeguard tower to Dogwood/Thyme.

Nearest county public accesses: - Dogwood/Thyme (2560 E County Hwy 30A). It's two blocks east of Seaside in Seagrove. It's walk-up only, with no parking. - Seagrove Regional (3910 E 30A) and Santa Clara Regional (3468 E 30A) farther east. Both have parking, restrooms and seasonal lifeguards.

In Florida, beach below the mean high water line is state-owned, but dry sand above it can be private. To stay on the clearly public side, use a marked access. Our public vs. private beaches guide explains the law.
